Description

Excellent development opportunity at the NW corner of Hwy B and Hwy 94. Perfect location for a retail use, C-Store/gas station, etc. The site is located adjacent to the new 200-acre master-planned St. Charles City Park, Orchard Farm High School, future elementary school, and athletic fields. Residential development is very prevalent along Hwy B and there is another development under construction along Boschertown Rd. Future road projects include widening Hwy B, relocating Boschertown Rd to align with the park entrance (just west of the subject), and a center turn lane for Hwy 94. Very likely that the intersections at Hwy B and Boschertown Rd as well as Hwy B and Hwy 94 will be lighted intersections. MODOT stated access should be available to the site from both Hwy B and Hwy 94. Currently it is in Unincorporated St. Charles County, would need to annex in the City for water/sewer.
